Which the Customer Will Contract Directly: SEGRO's Data Center Update of March 2026

On March 16, 2026, SEGRO said it had signed an agreement to develop a powered shell data center for an existing customer on the Slough Trading Estate, with power the customer will contract directly. The same update reported planning committee approval for the company's first fully fitted data center.

SEGRO, which describes itself as "a leading owner, manager and developer of modern warehouses, industrial property and data centres," published a data center update on March 16, 2026. It calls it an update on its "2.5GW+ data centre programme." An executive quoted in the update speaks of the company's "powered land bank." Parts of the update follow, not the whole.

A Powered Shell for an Existing Customer

Under the heading "Signing of a further powered shell pre-let on the Slough Trading Estate," SEGRO says it "has signed an agreement to develop a powered shell data centre for an existing customer" on the estate. The company calls the estate "Europe's largest hub of data centres." The finished building "will provide 30,000 sq m of modern data centre space across three floors of data halls and a roof level plant deck." Planning permission is in place, through the estate's Simplified Planning Zone.

Power is part of the agreement. "The agreement includes the provision of 50MVA of power when fully operational, which the customer will contract directly." The update names neither the customer nor a date for the building's completion.

A First Fully Fitted Data Center

Separately, SEGRO says it "has received planning committee approval for its first fully fitted data centre," which it is developing in a joint venture at SEGRO Premier Park in Park Royal, West London. That facility "will benefit from 70 MVA of incoming power." Its design, in the update's words, will include "closed-loop liquid cooling to minimise water use."

The approval leaves work to do. With its joint venture partner, SEGRO says it will continue working alongside the relevant parties and stakeholders "to progress the development, including finalising the planning process and securing a pre-let."

The powered shell had its customer when it was announced. The fully fitted building had its planning committee approval, with the planning process still to finalise and a pre-let still to secure.

Will the fully fitted data center at Park Royal find a pre-let?
