Harworth Group, which describes itself as a regeneration, strategic land and development business, said on August 19, 2026, in an update on its own site, that it had entered into an exclusivity agreement with a data center provider for a powered land sale at a second site. Earlier that month, on August 5, it had announced that it was in advanced negotiations for that sale. The site, the release says, has "an accepted power connection offer." The company's first hyperscale data center transaction, it adds, was a two-plot powered land sale at Skelton Grange, to a buyer it names, with a development agreement for enabling works. Parts of the release follow, not the whole.
Six Sites and Their Power
The company says it has identified the opportunity in its current portfolio "to target up to six hyperscale data centre land sales," and it lists them with their power. The Skelton Grange transaction and the site under exclusivity "together benefit from accepted power connection offers totalling 0.4GW, with the prospect of securing higher power capacity." Two further sites, it says, together have accepted power connection offers of 0.4GW as well.
One site "has a written indication of a power connection offer of 0.1GW, with a formal connection offer expected in due course." For the final site, the release speaks of "anticipated power availability sufficient to deliver a hyperscale data centre."
A written indication and an anticipated availability are not accepted offers, and a site that rests on either carries more risk on power than one that holds an accepted offer.
Ownership, Planning and Policy
All six sites, the release says, "are owned freehold by Harworth, controlled through options or held in partnerships." It does not say which site is held which way. All but one, it says, "are already progressing through the planning system," with stakeholder engagement under way on the last. The company adds that the sites benefit from "a supportive central Government policy environment, including through national infrastructure policy."
Conditional Land Sales
With the Skelton Grange transaction "progressing towards completion," the release says, the company "is targeting conditional land sales across its data centre pipeline into both the near and medium term." It names neither the second site nor its buyer, and gives no date for the sales it targets. The release closes with remarks by the company's chief executive, which are not reported here.
When does a written indication become a formal offer?
